Why we manage our own

A managing agent is paid a percentage to stand between a landlord and a tenant. For a portfolio the size of ours that buys delay rather than expertise: the agent has to ask us before authorising anything substantial, so the tenant waits for a conversation that we could have had directly.

Managing it ourselves means the person who reads a repair report is the person who can approve the spend. It also means the compliance dates, the certificates and the tenancy paperwork sit in one system rather than being split between our records and somebody else’s.

Your legal position as our tenant

The registered office above is our address for the service of notices. That is a legal requirement, not a formality: a landlord must give tenants an address in England or Wales at which notices can be served, and until they do, rent is not lawfully due (Landlord and Tenant Act 1987, section 48).

Your deposit is protected with the Deposit Protection Service (DPS), and you will be given the prescribed information about it when your tenancy starts. Gas safety and electrical condition certificates are provided at the start of a tenancy and renewed on their statutory cycle.

If something is wrong with your home, the fastest route is the report form — it creates a numbered job the moment you send it, and you can reply to the confirmation email to add anything you forgot.
