Selling a property to us
AMDJ Properties Limited buys residential property to keep and let. We buy for our own portfolio — we are the principal, not an agent acting for a client, and there is no chain of approvals behind an answer.
What we look at
- Houses and flats in Nottingham, Nottinghamshire and Mansfield, and in Middlesbrough and around Teesside. These are the two areas we already own in and know.
- Tenanted or empty. A sitting tenant is not a problem for us — we are buying it to let, so a good tenant already in place is a reason to look harder, not a reason to discount.
- Ordinary housing stock: period and inter-war terraces, semis, and flats in small blocks. We are not looking for development sites or commercial property.
- Work needed is fine. So are probate sales, tired portfolios, and landlords getting out.
What we are not
We are not an estate agent and not a sourcing company. We do not sell property for other people, we do not source it for other people, and there is no fee to anyone in either direction — we are simply the buyer. Companies House lists our activities as 68100 and 68209, which are the own-property codes rather than the agency ones, and you can check that in about a minute.
If you are an agent or a sourcer
Send it. We would rather see something that turns out not to be for us than not be shown it. Tell us the address, the tenure, what it is bringing in if it is tenanted, and what you think it is worth. If it is not right we will say so and tell you why, which is more use to you than silence.
If you are selling your own house
You should know that selling directly to a landlord is not the same as going to the open market, and it is not automatically the better deal — an agent and a full marketing campaign may well get you more. What it can offer is a straightforward buyer who is not in a chain and is not going to be put off by a tenant or by a kitchen that needs doing.
Take your own advice before you accept anything from anyone, including us. We will not press you for a decision and we will not make an offer conditional on you not speaking to a solicitor.
What happens next
A person reads it — there is no automated valuation and nothing goes on a list to be chased. You get an email confirming it arrived, and then an answer either way. If we are interested we will come back with questions before we come back with a number.
